Announcing a state of emergency today to ensure Florida is fully prepared for Hurricane
Dorian. The residents closely follow the hurricane safety measures and accumulate food,
water and medicine supplies for seven days. Dorian had already made himself known. As a
tropical storm, he attacked the US Virgin Islands. It is currently included in the first category
hurricanes.

At the end of the weekend or the beginning of next week, it is expected to come to the
shores of Florida, Georgia and probably South Carolina. Before that happens, Dorian is set to
become a hurricane of the third category.

Though forecasts may change, Florida authorities have been relieved to hear about the
change in Dorian's course. Governor Ron DeSantis warned, however, that even if the
hurricane passes by, the east coast of the state may feel a storm wind and a flood wave.
Florida authorities have not yet issued evacuation orders.
The darkest scenario will probably be avoided. According to the latest forecasts, the centre
of Dorian will pass at least several dozen kilometres from the east coast of Florida. The
hurricane will probably reach the mainland on Thursday or Friday. However, it should
weaken by then.

On Saturday morning, the hurricane was 650 km east of West Palm Beach, Florida and 450
km east of the Bahamas. It was moving in a west-north direction at a speed of 20km/ h,
which is slightly higher than the NHC in the previous Friday's announcement.
On Friday, the US president went to the Camp David centre, and on Saturday he spent
several hours at his golf club in Sterling, Virginia. White House spokeswoman Stephanie
Grisham said that in the afternoon local time, the US president will attend a briefing at
Camp David during which he will receive timely information on preparations for the
hurricane. On Sunday morning, Donald Trump will return to the White House and go to the
Federal Emergency Management Agency.

the climate change. Experts say that 2/3 of the carbon pollution comes from producing

The decisions we make along the way can cost us a lot or help you save many thousands. And yet it is the first-time buyers are currently in a particularly privileged position.

Deposit. The deposit is a means of saying that we are financially disciplined and increases the loan to value and the mortgage is burdened with less risk to the lender. Therefore, the rule is simple: the higher we have a deposit, the cheaper the loan. If we are just in the process of raising funds for a deposit and we are first time buyers, we should immediately set up a savings account Help to Buy ISA to obtain a non-refundable, untaxed surcharge to a 25% deposit.

As a property investor it is important to decide on whether to invest time to build houses or flats. In recent years the market in London has changed. There is more demand for flats than houses in London and in fact, is often harder to sell a residential house than a flat. There is a misconception that flats on long leases are to be handed over to after it expires, yet years spent in industry has shown that it is extremely easy to renew the lease with the landlord. Thus, theoretically, the temporary purchase can be permanent in practice.

In densely populated areas flats are more economically viable options. Often old houses which predominately are large have been converted to flats due to profitability associated with it. Large houses are popular among investors due to the ability of conversion into flats. Conversion of a 5 bedroom house into 2/3 flats often yields a substantial return on the investment. This is the main reason why some of the houses become expensive and also in limited quantities.

The sociological factors of changing today’s society are the main cause of the change in housing habits. Houses today are not passed from one generation to the next. Those are more like accommodation for the family which changes on a remortgage. Further, only one or two generations live together i.e. parents and their children. Big houses are not needed to accommodate today’s average family and flats are better suited for this purpose.

The leasehold creates time constraints, especially if a mortgage will be 25 years. The LTV will be calculated by deducting the length of the mortgage from the leasehold.

Another limitation of flats is that the flats subject to the consent of the freeholder. This can prolong any work that needs to be carried out and create unnecessary hurdles for investment. Further, issues arise when the flats are part of a large block of flats the neighbors disapprove of the works. Houses enable freedom of investment and most importantly it is one of cost without having to increase the lease before it runs out at a significant cost.

Ultimately an investor is going to look at the yield compared with the investment. The cheaper flats are often attractive to new investors because of the low entry level however an inexperienced investor may fall into may legal traps. There is no perfect answer, however, it is good practice to consider the area and the potential mortgage costs as it may differ from leasehold to freehold.
